THE OPPORTUNITY
Kensington Apartments is a 221 unit, age-restricted 55+ (senior) apartment project located at the southwest corner of Bavaria Drive and Tate Road in the City of Menifee, California.
- The development will comprise of 154 one-bedroom units and 67 two bedroom units within a mix of 16 single story, 7 two-story (12-plex) and 3 three story (15-plex) buildings. All two and three story buildings will have elevators.
- Project amenities will include but not limited to a 3,113 square foot clubhouse with kitchen, media room, management and leasing offices and restrooms, swimming pool, spa, fitness center, putting green and gazebo. Walking paths and landscaped rest areas provide for other outdoor uses for the tenants.
- Kensington will have gated access and full perimeter fencing. Also, it will include covered parking for every unit consisting of 210 garage, 54 covered and 118 additional spaces.
- Horizontal development is nearly complete with rough grading, storm drain, sewer/water and dry utilities installed. Curb and gutter and street paving have also been completed.
- The project is planned to be built in two phases: Phase 1 - 116 units and Phase 2 – 105 units.
- Architectural Plans designed by Michael McHale were drafted but will need to be revised to the current Building Codes and submitted for city approval.
