A master planned community consisting of 792 lots in need of a disposition strategy focused on maximizing the land residual value.
The strategy recommended by WD Land was to implement a lot sale program and manufacture lots most attractive the highest-quality builders. By being highly-selective and catering to the needs of the highest quality builders, WD Land sold three planning areas in Phase I and created an environment where builders could increases prices.
The higher home prices in Phase I dramatically increased the value of the land in Phase II. When WD Land identified a buyer, the owner sold the remaining 489 undeveloped lots in bulk at a premium over finished lots. Ultimately, the WD Land strategy accelerated and increased profits while eliminating the owner's development risk.
